When Your Loan Is Sold
As more and more mortgage lenders are closing their doors, a common problem is the confusion that the transaction causes the borrower. Fortunately, there is a federal law that protects the consumer when this happens. To better understand the payment process, lenders can keep the loan in house. This is called a portfolio loan. Or they can sell or assign it to an investor. The most prominent investors iin the United States are the Federal Home Loan Mortgage Corp. (Freddie Mac) and the Federal National Mortgage Association (Fannie Mae). (more…)

Answering The Question, Rent Or Own
Experts tend to agree that it’s probably not a good idea to buy a place just because you’ll save on taxes. You may save something, but you may end up spending more by owning than you’ll save, so it’s hardly a savings.
But, if you really want to own your own home and you’re ready to take on that responsibility then the first step is to find the neighborhood you want to live in. Then, convince yourself that living there will be better for you and your family than living in a rental home or in an area comprised mainly of rentals.
Owning real estate isn’t cheap, but if you choose wisely, you may even find you’re starting on a part-time career as a real estate investor. (more…)

The How To For Fixing Your Mortgage
More than 3,000 times daily, struggling homeowners call the foreclosure Help Hotline for advice on how to save their homes. This on call begins the complicated and time-consuming foreclosure prevention process. Working together are mortgage servicers - the companies that manage the loans - and the borrowers, with foreclosure prevention counselors often acting as go-betweens.
But what’s best for a borrower isn’t always best for the lenders, who weigh the cost of every workout against the cost of foreclosure. Whether or not a homeowner gets help boils down to the numbers. Mortgage servicers request details about a borrower’s income, as well as what the family spends on food, clothing, car payments, credit card debt, and student loans. Homeowners have to submit copies of pay stubs, bank statements, and utility bills to back up their claims. (more…)
